I decided on a manufactured home as I wanted something new with no issues and certainly no leaks! This purchase will likely be one of the biggest you ever make. If you're like me, you'll be putting up your entire life's savings and you'll be trusting of the process. Once they have your money, American homes will stop taking your calls, nor will they call you back. Dan from finance was the most helpful person on site . Paul was friendly enough, and knew his product. However, once the house was set, he nor the management crew Nicholas or Mike could be bothered to rectify anything. I left voicemails, sent emails, tried to be understanding as I believe you “catch more flies with honey” and have worked in customer service and sales myself for years, so I was not nasty or mean, nor did I expect miracles worked. I just wanted the quality and product i was promised and paid heavily for. I bought " the Mercedes of homes they sell ". The modular alone before site work was near 180k. You will be told you have a year warranty to fix things that come up cracks in the drywall from settling ect. They sent me the warranty guide after it expired, hadn't been living in it for 5 months. So the warranty must be from the time the loan clears and they get their money. Not when you can actually move in so you can actually live in it to notice the issues. Our loan cleared in the winter so they clearly and understandably couldn't set the house then. As a consumer, you would think the model would be how your home will look. IT WON'T. They put a lot more attention to detail into the model. I will attach pictures of their caulking of our molding. Do not buy your furnace or hot water heater from them. It will be the lowest quality/ lowest efficiency it can be while still qualifying as “high efficiency”. Ours is 92 efficient which sounds great, a non-name brand with horrible reviews. For a little more, I could have gotten a 96 efficient furnace from a reputable brand. Same with the water heater, it will be on the lowest end of efficiency. Don't pay for their ductwork. They will charge you for the cheapest insulated ductwork available on the market. i'll attach photos of the ducting Charging you to run the duct work does not include running the “air return ducts” to the furnace, cutting the holes for them, or providing the vents. I had a reputable 30 year veteran HVAC professional refuse to use the ductwork provided because it was “not adequate to heat and cool the house”. Already over 1800 on their invoice, and cost me an extra 5k to fix. The master bath floor tile grout had broken up from normal showering within the first couple of months. I don't let water sit on the tiles, I have a squeegee I use on the shower floor to push the water to the drain as the floor angle is wrong and water doesn't flow toward the drain. The manufacturer of the home no thanks to American homes as they wouldn't return my calls was good enough to send someone out to redo the entire floor in the master shower. The house leaks, it is May and I have only had my certificate of occupancy for less than a year. 2 of the doors have leaks around them that have run water into my basement. The molding around 2 doors are swelling and flaking, and the water has run behind and ruined my drywall into the basement, and there is mold on the dry wall as well as the door. When I open and shut the door you can actually hear the water bubbling, and if you go in the basement the subfloor is saturated. Again, American homes won't take or return my calls. Luckily the manufacturer of the home themselves have been very good to me and are making arrangements to come out and fix these issues. I love how the home looks; I will love it even more when it is fixed. The process caused me a lot more anxiety and extra money. I wish American homes had been as good at customer service as they promised to be before I gave them my money. 0 out of 10 I'd buy from them again or send someone i know to buy from them. Not out of malicious intent, just because they weren't true to their word.

If your interested in a modular home you must come and see all the models here. This is there largest location. We have been to all. We drove 2.5 hours each way to come here. Have been looking at models for 2 years now. Never finding the right one. We know we can design the floor plans but seeing it and making it up is very different. We finally have settled on the New Jersey model. Its everything we wanted and more. To be fair we are using a different builder as they are out of our area. But having the models to go through is a great way to narrow down the must haves and figuring out what you can live without. This has a pantry and mudroom addition. Love it. Look at the livingroom and kitchen. Gorgeous. Can not wait.

Decent amount of homes on display. I wasn't thrilled about prices. Like any big purchase, research, research, research.
